Dark crawlspace? Fine. Making things up? Not so much. 🔦

Sometimes an area is accessible. Sometimes conditions prevent me from safely inspecting it. Either way, I'll document what I was able to observe and note the limitation when something couldn't be inspected. I'd rather tell you what I couldn't see than pretend I inspected it.

Good news: paranormal activity isn't in my scope. 😆

What is? The applicable visible and accessible systems and components of the house. No haunted-house predictions. No trying to scare buyers. Just observations, documentation and useful information about the property on inspection day.

Fresh paint doesn't tell me everything.

Renovated homes can look great. I'm still paying attention to visible indications of moisture-related conditions in accessible areas. If something I observe warrants additional evaluation, I'll document it and recommend the appropriate next step. No guessing about what's concealed behind the wall.

Buying a renovated home? Get another set of eyes on it.

Nobody puts the crawlspace in the listing photos. 😆

Can't imagine why. But when it's safely accessible, the crawlspace can give me a view of components buyers probably didn't spend much time looking at during the showing. Structure. Plumbing. Insulation. Visible moisture-related conditions. Not glamorous. Still worth observing.

Buying around Indy? I'll bring the flashlight. 🔦

Flat roof? Water still has to go somewhere.

Commercial roofs can look very different from residential roofs. When included in the agreed scope and readily accessible, I'm observing visible roof surfaces, drainage components, penetrations and other applicable conditions. What I can safely access matters too.

Good tools give me more information. They don't give me X-ray vision.

Drone. Thermal camera. Moisture meter. Sewer camera. Testing equipment. I use tools when they're appropriate to the inspection or additional service being performed. They can add useful information, but they don't make concealed conditions magically visible. Scope, observation and experience still matter.

Right tool. Right situation. Better information.

Brand new doesn't mean “nothing to inspect.”

New construction is still construction. I'm there to visually inspect the applicable accessible systems and components within the inspection scope and document what I observe. I'm not grading the builder. I'm giving my client another set of eyes on the property.
