$16,000 a month — that’s the new BTO income ceiling starting 24 Aug 2026. Families move from $14,000 to $16,000, singles from $7,000 to $8,000. EC buyers see an even bigger jump — $16,000 up to $18,000. But if you’re eyeing balance units in an existing EC, this change won’t help you at all. PM Wong says couples are marrying later, earning more, and outgrowing the old limits. Every child adds a ballot chance for first timer families — with no cap at all. The next BTO launch moves to November, with almost eight thousand flats up for grabs. So if you’re planning to apply, get your HFE letter in before September 25th.

Your HDB flat might not double in value the way the last one did. HDB resale prices fell for two straight quarters in 2026 - down 0.1% then 0.3%. HDB plans over 55,000 new flats by 2027, plus 13,480 units hitting MOP in 2026. So does that mean supply more than demand? Also, Private property automatically wins? One law change just made your old condo’s en bloc sale a lot more likely. The Ministry of Law wants to lower consent needed for collective sales on older estates. For estates 40 to 59 years old, consent drops from 80% to 70%. For 60 plus, it drops to 65%. But analysts warn this won’t spark a boom - developers still compare en bloc costs to state land tenders. The real dealbreaker? Replacement homes now cost more, forcing sellers to push asking prices higher. Committees now need six months, not twelve, to collect signatures - a squeeze that could pressure neighbours. About 150 developments aged 40 to 59, many in Districts 9, 10 and 11, could now qualify. Retrenchments just hit their highest level since 2020. It jumped 17.5% to 4,500 in Q2, up from 3,830. ICT and manufacturing firms are restructuring - that’s driving the surge.
During the global financial crisis, quarterly retrenchments ranged from 5,980 to 12,760; and from 5,640 to 9,120 during the Covid-19 pandemic. Yet total employment grew for a 19th straight quarter - up 10,700.

Breaking news [28 July 2026] The 15 month wait is gone - with immediate effect. Minister Chee Hong Tat scrapped the rule for private owners buying HDB flats. It was a 2022 cooling measure meant to slow demand from private owners. Before: sell private, wait 15 months. Now: buy your HDB flat right away.

491 HDB flats sold for a million dollars or more in Q2. Yet overall, resale prices just slipped 0.3% - the second straight quarterly drop.
