Warehouses. Offices. Boat storage. And yes — a full-service laundromat.

We built POC Washateria from the ground up: durable construction on the outside, and a clean, functional interior designed around how customers actually use the space — plenty of machines, folding stations, and a comfortable spot to wait.

Commercial construction isn't one-size-fits-all. Whether it's a warehouse, an office, or a business like this one, our job is the same: build it right, and build it to work for the way the business runs.

THE VIEW SOLD THIS ONE BEFORE THE FLOOR PLAN DID. 🌳

Some properties come with a feature you build everything else around. Here, it was the creek and the tree line just past the back door.

This wood-frame custom home was designed to take full advantage of it — open kitchen and living space that flows outside, a primary bath with the kind of finishes you actually enjoy every day, and a covered patio that turns the view into a room of its own.

Custom means the land gets a say in the design too.

Lighting is one of the most important—and often overlooked—decisions when building a new home. 💡

The right lighting does more than brighten a room. It affects how your home looks, feels and functions every day. Before electrical work begins, think about where you’ll read, cook, work, get ready and entertain.

A few details worth planning early:

✨ Pendant and chandelier placement
✨ Under-cabinet and pantry lighting
✨ Dimmers in living areas and bedrooms
✨ Extra lighting at bathroom mirrors
✨ Outlets for lamps, holiday décor and electronics
✨ Exterior lighting for porches, walkways and security

Fixture selections add personality, but good placement is what makes the lighting truly work. Taking time to plan now can prevent dark corners, awkward shadows and inconvenient switches later.

Meet Remi & Charlie, our unofficial office supervisors. 🐶🐶

They spend most days at the office keeping an eye on things, greeting visitors, attending meetings they weren't invited to, and making sure no lunch goes completely unsupervised. 😂

They may not be much help with plans or estimates, but office morale wouldn't be the same without them.

🔨 How Big Should Your Shop Be?

One of the most common mistakes people make when planning a shop is building only for what they own today. Equipment, tools and storage needs have a way of growing!

Here are some general starting points:

▪️ 30' × 40' — Good for basic storage, a small workshop or a couple of vehicles
▪️ 40' × 60' — Room for multiple vehicles, tools, workbenches and storage
▪️ 50' × 80' or larger — Better for tractors, trailers, farm equipment or commercial use

Square footage isn’t the only thing to consider. You’ll also want to think about:

✓ The height and width of your largest equipment
✓ Space to open vehicle doors and walk around comfortably
✓ Overhead-door size and placement
✓ Workbenches, shelving and enclosed storage
✓ Electrical, plumbing and future HVAC needs
✓ Room to back in and maneuver trucks and trailers
✓ Space for future equipment or business growth

Before choosing a size, lay out everything you want inside—including the space needed to work around it. When possible, build a little larger than you think you need. Adding space during construction is usually much easier and more economical than expanding later.

Led by husband-and-wife team Farrell and Jennifer Jackson, Rafter J has grown from our roots in metal construction into a diverse design-build company specializing in custom homes, wood-frame, barndominiums, outdoor living spaces, commercial construction, barns, and metal buildings.

But Rafter J has never been about just the two of us. We're proud of the experienced, hardworking team we've built around us, people who share our commitment to quality, attention to detail, and taking care of our customers.
