"But do you even sell real estate?" That is what a prospective student emailed me (paraphrased) this past week, who was considering joining my Luxury No-Call Expireds training program.
So I thought about it, and responded in the most transparent and honest way possible. (see below if you are curious)
Crickets. Not even a short "thank you" response. Not that the agent owed me a response, nor did I expect them to join or not join the program based on the response. It's just the crickets for me.
My commentary is just about the larger "disposable" way people, buyers, agents, sellers, etc. all seem to treat each other more and more. We had a seller have a melt down about something that was so small the other day. We spoke to the agent involved who felt bad and confused. Her comment was "sellers just seem to be losing their mind these days", which we can feel, as agents. A general unrest.
That unrest also bleeds over to the the agent community. Now we have our own uncertainty with what is going on in the markets, but we also are counselors, sounding boards, etc. to buyers and sellers and the world seems to be spinning out of control, AI changes constantly, lawsuits and other issue make us feel on un-solid ground.
So try to be cognizant that many are going through a tough or unsure time, say "thanks", respond to those emails, texts, calls, etc. even if it is a simple "received". Just doing that seems to bring a bit of civility and humanness back into this currently crazy world.

That’s a great question, and one I completely respect. I agree it’s important to learn from someone who still has skin in the game, not just someone teaching from the sidelines, theory or long ago history.
Right now, I’m about 80% out of day-to-day production by design. That said, I still take on select listings, primarily through referrals and my sphere (all built from expireds by the way) and stay closely involved in negotiations, pricing strategy, and marketing ex*****on. I’ve closed around five deals this year and have several more active listings at the moment. Most of these are co-listed with my sister and real estate partner, Karen Sederberg, who manages much of the front-end sales activity for our team.
Our listings span from $100K investor properties to luxury homes over $4M (in our market, anything $1.5M+ is considered luxury). We rarely work with buyers anymore, as our model is built around leverage and high-efficiency listing systems.
We’re proud to be a Real Trends Top 250 Mega Team in Florida and ranked #208 out of 5,000 teams within my brokerage. So yes, I’m absolutely still in the arena, but my focus is more strategic: leading, training, innovating, and ensuring our systems remain sharp.
In fact, I’m relaunching my expired listing campaign right now using the very same methods I teach in Elevated Expireds™ - because the opportunity is just too good to ignore and will have Karen and one or two other senior team members be the point people on the listings.
