An agent from another team in your office wants to join yours. What are you allowed to tell them?
Nothing. Not compensation, not lead volume, not "you'd be a great fit." Nothing — until they've told their current team leader they're looking, and you've picked up the phone and confirmed that conversation actually happened.
I know it feels like overkill. But the reason isn't the agent. It's the other team leader. If you can honestly say "I didn't say a word, I read the script," you never become the snake in that story. And that label is what breaks brokerages — not the transfer.
Most offices have zero written policy on this. Then they wonder why one move turns into two years of tension.
Do you have this written down? Or is it handled case by case?

When an agent moves from one team to another inside your own brokerage, you're not managing a transfer — you're managing the relationship between two team leaders who are about to decide whether they still respect each other. Most broker/owners try to solve it in the moment, with the right words, ...

Talent makes a leader look special early. Skilled, strong, charismatic, the whole thing.

But every talented leader eventually hits something talent can't solve. A better competitor. A bad transaction. A tough economy. A year where nothing breaks their way.

That's when you see who has "The Dog."

Talent says: look what I can do. "The Dog" says: I'll do whatever it takes.

Ever had an agent try to transfer from one team to another inside your own brokerage? It's one of the trickiest situations a broker or manager will handle — and if you don't have a policy in place before it happens, it can cost you an entire team, not just one agent.
In this week's training, I walk through the exact policy and script I've used to handle this cleanly — every time — without team leaders turning on each other.

"My clients need me" is not the flex you think it is.
Brian said something in this training that's going to sting for a lot of team leaders: if your clients are calling you, that's not loyalty. That's a customer service problem. Somebody didn't communicate, they got anxious, and they picked up the phone.
Think about the last time you called a company about a product. You weren't calling because you loved them.
Here's the standard he coaches to — your listing manager's scoreboard should show zeros for the number of times a client reached out to the agent directly. Not because clients don't matter. Because a well-run admin system means they never had to.
You're the dentist. Nobody's excited to see you. They're excited to see the hygienist.
If you built a team so you could keep doing all the servicing yourself, what exactly did you build? 👀

Most real estate teams aren't teams. They're a group of agents sharing a logo and a $500-a-file transaction coordinator — and your agents could hire that same TC themselves tomorrow. In this episode, Brian Icenhower breaks down the real estate team listing manager job description in full: when to ...
