Once again Kim Evanns was caught being evasive & deceptive with Homeowners at a Board Meeting. This time for why she was stepping down as Board President.

Instead of addressing the issue directly & she instead beat around the bush with the Homeowners by stating, "circumstances in my life have changed & unfortunately for me, because I really enjoy what I'm doing, I'm going to have to be stepping aside from my Presidential duty."

What "circumstances in my life have changed" is code for when a Board President closes on the sale of their Silverstone Ranch property hours after the conclusion of the Board Meeting & they try to sneak out without Homeowners noticing.

After years of this woman calling others "sell outs" Kim Evanns took the cowards way out Wednesday night to avoid being called a sell out herself.

All I have to say is, "Bye Felicia!!!" 😎

Board Members fine their neighbors a record amount in 2025. Have you gotten yours?

Each year since 2020 the Board Members have fined their neighbors an ever-increasing amount that increases each year at an alarming rate. As of September 2025, the Board has surpassed the 2024 fine total of $53,635 by fining Homeowners a total of $59,125. Which sets the HOA on pace for issuing a total of $78,833 in fines if the rate of violations remains the same through the end of the year.

Each month the Board Members issue between 450-550 violation notices. That means that if the violations are issued 1 per home that would mean that 1 in 3 Owners are getting a violation notice each month.

Nothing says neighborly love like a monthly violation notice in the mailbox.

It's 1 day before the Silverstone Ranch Board Member Election.

Did you receive your ballot in the mail yet?

Some people received their ballots over a week ago, I received mine the middle of last week. But some Homeowners have expressed to me as late as this morning that they still have not received their ballot yet.

I would love to hear what other Homeowners' experiences have been this election season. And any recommendations they may have to improve the election process going forward.

If the General Operating Cash Balance continues to rise, why is the Board once again increasing our dues?

The HOA’s goal is to maintain approximately 3 months of operating cash in the General Operating Bank Account, or about $400,000 ($132,808 × 3). However, as of the end of September 2025, the General Operating Bank Account held $686,254 — the equivalent of 5.2 months of reserves – more than $286,000 over that 3-month goal.

As shown in the accompanying chart, the cash balance has been steadily increasing for the past 9 quarters, beginning in Q3 of 2023. Since that time, the General Operating Cash Balance has more than DOUBLED.

What is driving this rapid accumulation of cash?

The answer is straightforward: since 2023, the HOA has been collecting $100,000’s annually from Homeowners for golf course litigation expenses. Yet despite securing both a judgment & arbitration award against the Golf Course Owner, our Board Members have declined to actively pursue or engage in this litigation.

They have actually done the opposite & announced that they have dropped all future litigation against the Golf Course Owner. Leaving Homeowners asking the question, "what's the point?"

Homeowners have a reasonable expectation that if the Board collects significant funds each year for litigation, those funds will be used for that purpose. If the Board has no intention of doing so, then that budget line item should be removed, & Homeowners’ dues should be reduced accordingly.

It's 48 hours before the Annual Meeting & several Homeowners are still reporting that their ballots have not arrived. While FSR has attempted to provide an accommodation by allowing ballots to be turned in at the Palms Guardhouse, that option is only effective if Homeowners actually receive their ballots in the mail.

If you are among those who have not yet received a ballot, you will need to visit the FSR Aliante Office to obtain a replacement:

Given that the HOA invests more than $270,000 annually in payroll for 2 full‑time managers & 1 assistant, issues of this nature should not be occurring.

The HOA is claiming poverty despite there collectively being over $7.62MM in the bank.

Despite this amount already collected & accounted for the Board intends to increase all Homeowners’ dues in 2026 with Windermere Owners being hit with a 2nd dues increase pushing their monthly dues payment to within $1 of Palms Homeowners.

For context, this $7.62 million balance is more than $1 million greater than the total bank balance held by the Sky Canyon Master Plan—an association nearly 3xs the size of Silverstone Ranch, with approximately 4,500 contributing households.
