🚗 Want a garage in Laguna Woods Village?

You can absolutely find one—but expect it to affect your search and your budget.

Most homes in the Village have assigned carports. Garages are less common and are often associated with larger or higher-priced properties.

That's why one of my first questions with buyers is:

What is truly non-negotiable?

Garage? No stairs? Inside laundry? View? Patio? Two bedrooms?

Once we know that, we can focus on the parts of Laguna Woods that actually make sense for you.

🧺 Could laundry eliminate an entire group of Laguna Woods homes from your search?

Absolutely.

If having your own washer and dryer is non-negotiable, tell me before we start touring.

Some of the three-story residential buildings use shared laundry facilities on each floor, and that can be a deal-breaker for some buyers.

Others don't mind at all.

There's no right answer. The key is matching the right Laguna Woods property to the way YOU want to live.

💰 $800–$900+ a month in HOA fees?!

It's one of the first things prospective Laguna Woods Village buyers notice.

But comparing the monthly assessment here with a conventional condo HOA isn't necessarily apples-to-apples.

The Village provides an enormous range of services, maintenance, infrastructure and amenities.

So instead of asking only, “How much is the HOA?”, I encourage buyers to ask:

“What am I getting for that money—and what expenses or responsibilities does it replace?”

That's a much more useful comparison.

🏡 Can you finance a home in Laguna Woods Village?

Yes—but this is where understanding the Village really matters.

United Mutual and Third Mutual have very different ownership structures, and that can completely change how you approach your purchase.

Before you start falling in love with listings online, know which Mutual you're looking at and how you intend to pay for it.

🔨 Yes, you can remodel a Laguna Woods home—but there’s an important catch.

This isn’t necessarily a community where you buy on Friday and start knocking down walls on Saturday.

Depending on what you’re changing, Mutual consent, City permits or both may be required.

And here’s the other side of that equation:

When you’re buying an already-remodeled property, you also want to know whether those alterations were properly approved.

A beautiful remodel is great.

A beautiful properly approved remodel is even better.
