There’s a $10,000 Laguna Woods Village fee buyers need to know about before making an offer.

It’s the GRF Trust Facilities Fee, generally paid by the buyer at closing—and it’s separate from the monthly HOA assessment and other closing costs.

It’s one of the numbers I make sure my buyers understand upfront.

Because nobody wants a $10,000 surprise during escrow!

Would you trade your own washer and dryer for an incredible view? 👀

That’s a genuine trade-off buyers sometimes face in Laguna Woods.

Some of the three-story elevator buildings in Third Mutual can offer beautiful views—but in-unit laundry may not be permitted, meaning residents use shared laundry facilities instead.

I’m not sure which way I’d go. I LOVE a great view! 😂

For some people, I think it’s an excellent strategy.

I’ve helped clients rent here specifically so they could spend several months experiencing the Village before deciding whether—and where—they wanted to buy.

But I’ve also worked with buyers who toured extensively, quickly understood the community and confidently purchased without renting first.

Golf carts in Laguna Woods Village aren’t just for golf! ⛳️

Residents can use dedicated paths, special gates and even a tunnel under El Toro Road to get around the Village—and in some locations, head directly to nearby shopping, restaurants and services.

After a recent golf cart adventure around the Village, I finally understood the appeal.

When I eventually live here, I’m getting one! 😄
