A good background read about the emergence of “competitive socializing” as a business platform, with UK origins.

We have real estate investment trusts (REIT’s) to thank for the explosive growth in the US market of new Modern Golf monuments (expensive and big facilities), and for the first time I saw a new listing in Philadelphia last week.

For a mere $56M, you can now buy the 16 acre site and the building, complete with a long-term tenant.

As long as Callaway/Topgolf doesn’t have an illiquidity crisis, this sounds like a great long term investment opportunity.

When I posted the backstory last week of how the Topgolf El Segundo project originated from a city owned course that had been losing money year in and year out I had forgotten about this proposed legislation.

While this legislation may or may not succeed this time around, it is another clear signal that the first major transformation of traditional golf into smaller formats grouped with golf entertainment centers (Modern Golf Access locations) and additional repurposing (like urban housing projects) is picking up steam.

(Urban housing is a really big deal, and something the city leaders for La Quinta care a lot about and thus are so positively engaged with us on a related project.)

As the world’s leading expert regarding the emergence of Modern Golf, and an avid traditional golfer myself, I have been forecasting for years that the municipal golf experience will be transforming dramatically over the next decade all across America.

It just makes sense, and you will see more and more of this as golf becomes more accessible AND more exclusive simultaneously!

It’s certainly one of many reasons Callaway’s and “Invited’s” CEO’s Chip Brewer and David Pillsbury, respectively, have shoved the chips from both of their companies “all in” as they say, into this new melting pot of Modern Golf.

Day, celebrated annually on April 22, is a reminder to protect the environment, restore damaged ecosystems and live a more sustainable life.

First celebrated in 1970, this year marks its 52nd anniversary.

In today’s world we are engineering new carbon removal processes to ensure we avoid a 1.5°C or greater rise in global temperatures, as hoping people change their habits, is… well, you know what they say about “hope” as a strategy!

I hope you give some thought today to what you want the world to look like 50 years from now, and aim for that beacon; and promise you that I am doing the same each and every day.

The backstory on this new solution is a municipality losing significant money on its traditional golf course year after year.

A public-private partnership allowed the city to maintain a golf footprint by repurposing a portion of the land for a Modern Golf facility and also keeping a traditional golf opportunity in place via a short-course.

It’s pretty certainly going to be a massive success, and a lot more of this coming… municipalities have some GREAT inner city locations.

Sunday Reflections:

Looking forward, moving forward, growing, and learning…

As I begin to establish a habit of using this one opportunity each Sunday to reflect and share some lessons from the past, my intent is to motivate myself and others through these lessons I have learned.

Few believed we could or would succeed back when this all began with a powerful thought to a new future for Modern Golf, and that number is still small relative to our goals and objectives looking forward.

Why then, am using this Sunday reflecting on success? (Not just any Sunday, either… today is Sunday at The Masters!)

Well, the biggest thing I have learned about success is that it is found in the pursuit, and if the pursuit has enough breadth and depth to it, it will last well beyond any single lifetime.

Also, our “tipping point” is near (it’s alive) and success has a waterfall quality to it, and big ideas can’t be rushed, so the potential energy continues to grow.

In honor of Bobby Jones on this Masters Sunday, please enjoy one of my favorite of his, I couldn’t agree more:

“Golf is the closest game to the game we call life. You get bad breaks from good shots; you get good breaks from bad shots - but you have to play the ball where it lies.” - RIP BJ

Wow, there are few things more gratifying than creating something that never before existed, and celebrating with the people that helped to make it happen.

Our nighttime putting experience known as "Shots in the Night", which opened in 2018 and now is a celebration worthy success story.

Being invited by our partners’ at the city of Indian Wells into their Luxury Suite here today at the BNP was a real treat.

Listening to the mayor pro tem tell me about her journey from golf committee advocate to city council member to her current position, celebrating the success she helped to create, was a real joy!
