So in February 2026, I put my money where my mouth is, I bought a house in the Atlanta area for myself. Not for a client. For me.โ

Listed at $325,000. I paid $266,500. That's $58,500 off asking because I went where other investors weren't looking. Slower markets mean motivated sellers. I always run toward them, not away.โ

5% down. No PMI. $13,000 out of pocket. One mortgage. Clean.โ

I planned for a negative cash flow at 6.25%. I was wrong. โ

The tenant is paying $200 above my estimated rent. I'm breaking even, 40 days after closing.โ

And the house sits on 3 acres. I'm not done with it yet.โ

When rates drop, I refinance. Until then, I wait.โ
