Looks like we will have freezing temps for several days beginning this Sunday. If you haven't already seen the email from Joy, see below.
Dear Homeowner/s:
We are expecting some extremely cold weather and freezing temperatures starting Sunday. Please make sure your exterior pipes are wrapped. Some of these exterior pipes may have shut off valves, which can be shut off and then drained. Please note that broken pipes are not HOA responsibility as we only maintain normal wear and tear. We do not have emergency maintenance. The office will be closed, and the maintenance staff will not be on site thru the weekend or on Monday, January 20th due to the holiday. You should bring your plants inside or cover them to help protect them from the cold. Please make sure your pets are inside as well. If you have a boat in the canal or marina, please make sure it is prepped and ready for the cold weather. Also, check your lines to the boat as the tide will drop with the front coming in. We will be shutting off the water to the marina, restrooms and tennis court restrooms to prevent broken water lines. We will also be shutting off our water lines at the canals. If you have water lines to your docks, make sure they are prepped and ready for the freeze. We will begin shutting the water off to the marina and canals starting Thursday, January 16th and we will have it back as soon as we can (most likely Wednesday, January 22, unless the forecast changes). Please be careful when accessing the piers as they may be icy and slippery. Thank you for understanding and stay warm!

Our area is still under a tropical storm watch as TS Francine moves through the Gulf. It is still expected to turn more east and head into Lousianna tomorrow into Thursday.
We could still potentially feel some tropical storm winds in our area along with rain as early as late this evening. Please take this time to remove or tie down any objects that could become a airborne.

Overview
Tropical Storm Francine continues to slowly move across the southwestern Gulf of Mexico with maximum sustained winds near 65 mph. Francine has been disorganized overnight; however, it is expected to become better organized and strengthen into a hurricane today. Latest forecast suggests a track just offshore the Texas coasts today, before making landfall in Louisiana on Wednesday. Coastal counties along the Upper TX coast could potentially be impacted with strong winds and coastal flooding along with locally heavy rainfall.

POTENTIAL IMPACTS FOR SOUTHEAST TEXAS

Coastal Counties: Tropical storm force winds possible with periods of moderate to heavy rain. Street flooding and river rises will be possible.
Marine: Dangerous wind and sea conditions are expected. Tropical storm force winds can be expected with hurricane force wind gusts offshore from Freeport to High Island. Coastal flooding can be expected along all area beaches with 1 to 3 ft feet of inundation expected. Areas from High Island, TX to Cameron, TX could potentially receive 3 to 5 ft of beach inundation.

City of Nassau Bay reminder: Excessive Wake prohibited

One of the best parts about Nassau Bay is the access our residents and visitors have to recreational water facilities, and it is the City’s priority to ensure that everyone can enjoy those amenities safely.

With this in mind, the community is reminded that the City of Nassau Bay has an ordinance in place prohibiting excessive wake, meaning “any wake or wash generated by a vessel operated at greater than headway speed that creates a substantial risk of personal injury or damage to property.”
This ordinance was crafted after long negotiations with the waterfront homeowners and boaters.

Additional information:

The above-mentioned ordinance outlines specific examples of excessive wake, including:
(1) Swamping of a floating dock, barge or another vessel;
(2) Washing water over a swimmer or other person in the water;
(3) Severe rocking or heaving of another vessel;
(4) Unavoidable collision of a floating dock, barge or vessel into another fixed or floating object; and/or
(5) Wave crests eighteen (18) inches above ambient wave action that strike a buoy, bulkhead, breakwater, dock or pier.

In practice, the ordinance allows for traversing down the middle of the waterway as long as a very small wake is generated. However, the impact of vessels that produce large wakes most likely would be questionable.
This ordinance preserves the right to enjoy water skiing in an area on which the city intended. It is intended to limit wakes without designating the waters as a strict "NO WAKE ZONE."

A boater is always responsible for their wake. A violation of the hazardous wake ordinance could result in a fine of up to $500.00.

As of today, here is the list of accessibility to the piers:

A pier - only accessible to slip 11
B pier - fully accessible
C pier - accessible to slip 28

Please do not go past the caution tape on these piers as it is not safe to do so. There is no running water to the slips. If you have any questions, please call the office at 281-333-5168 or email at [email protected]. This will not be a quick process of getting the marina back to what it was before the storm. Please be patient with us as we work as quickly as we can.

The water has receded. The piers are not safe to access at this time. We lost A pier from about slip 20 on. We are hoping to have someone working on A pier up to slip 20, and all of B and C piers in the next couple of days to get people access to their boats. We will try our best to accommodate our members by providing a different slip at the same rate until repairs can be completed on damaged slips. Some boats may need to be moved if we cannot accommodate them. We will keep everyone updated.

The marina did sustain some extensive damage. At this time the piers are still not accessible. The water has not receded...
