Big progress at Open Play this week โ€” inside and outside!

Weโ€™re getting closer to the finish line, and the club is looking more and more real every day.

Major updates this week:
โ€ข Formed and poured the foundation for one outdoor padel court
โ€ข Graded the front of the property facing the road
โ€ข Painted the mezzanine, Hall of Fame wall, and mechanical room
โ€ข Hung all club banners
โ€ข Added something very special to the Hall of Fame

The outdoor padel court work officially started! The plan was to pour two courts this week, but construction always keeps us flexible. A partial rebar and wire mesh delivery, plus an electrical inspection requirement to place lighting wires inside conduit under the concrete, meant we completed one court instead of two.

The good news: now that the first court is done, the team knows exactly what needs to be done next. The plan is to pour three courts next week and the remaining two courts the week after so we can catch back up.

We also made sure no concrete went to waste. After the padel court pour, we had about 3โ€“4 yards left, so we used it for the main street sign foundation. Construction is expensive, so every smart save counts!

Inside, painting is about 90% complete. The mezzanine, Hall of Fame wall, and mechanical room now have primer and two coats of high-quality Sherwin-Williams paint designed to resist scuffs, chemicals, and hand oils. Yes, I can sleep better now knowing there will be no hand oils on the walls. ๐Ÿ˜„

We also installed all the club banners โ€” including one behind each of the 8 indoor pickleball courts and 4 more above the gym and Hall of Fame.

These banners completely changed the feeling of the building. What used to feel like a 25,000-square-foot warehouse now feels like a real club โ€” full of energy, competition, camaraderie, and joy.

And finally, a very special Hall of Fame addition arrived this week: a hand-signed paddle from Andre Agassi, my all-time favorite tennis player and one of the early tennis legends to embrace and promote pickleball.

Every week brings challenges, adjustments, and progress. But the vision keeps becoming more real.

This week brought several important milestones inside and outside the building:

- Concrete walkway and egress areas were formed and poured
- Mini-split HVAC system was installed for the mezzanine rooms
- ADA lift shaft walls were corrected and replastered
- Two more large banners went up behind pickleball courts 2 and 3
- Remaining banners for courts 4โ€“8 are prepped and ready

The outdoor concrete work was a big step forward. The team poured the walkway by the main entrance and the egress area on the opposite side of the building. They also used extra concrete to finish setting manholes that had been left incomplete by the original contractor. The whole pour was done in under two hours, and the finished curb looks clean and sharp.

Inside, the mezzanine HVAC system is coming together. Once the concrete cured, the mechanical team installed the mini-split condenser and connected it to the cassette units that were already in place. This project really feels like a giant jigsaw puzzle โ€” pieces installed months ago, weeks ago, and days ago are finally connecting.
We also made progress on the ADA lift shaft. After discovering that the shaft was too tight in some areas, the framing and plastering teams corrected the walls, reinstalled sheetrock, and replastered everything. Fingers crossed that it now meets the strict lift installation requirements.

And the most visible update: more court banners are up! After figuring out the system for Court #1, Court #2 went much faster, and Court #3 took under two hours.

I also had a fun conversation with Ray Auger on about Open Play, pickleball, padel, and the vision behind the club.

Big transformation at Open Play this week! ๐Ÿ™Œ

Itโ€™s amazing how much the space can change in just one week. Since the last update, we have:

- Closed and plastered the mezzanine and the Hall of Fame wall
- Formed the exterior walkway by the main entrance
- Installed the first massive court banner behind Court #1

The club is starting to feel real. You can now walk through the mezzanine and clearly see how the finished space will come together.

Of course, construction always comes with a plot twist. This week, we discovered that the ADA lift shaft walls are too tight and not perfectly plumb, which means the lift cannot be installed as-is. Itโ€™s frustrating because we were just about ready to paint, but the good news is that we know exactly what needs to be fixed. Correcting the lift shaft will be our first priority next week.

Outside, the team formed the walkway by the entrance, which includes ADA ramps and carefully planned slopes to move water away from the building. If the weather cooperates, we are planning to pour concrete on Wednesday. Once that is done, we can move forward with energizing the HVAC mini-split condenser and the three EV chargers.

And the fun visual milestone of the week: the first 28-foot-wide court banner is up behind Court #1!

Weโ€™ll have banners behind all 8 indoor pickleball courts, and even with just one installed, the space already looks much more like a club and less like a warehouse.
So yes, we had a hiccup with the lift shaft, but overall it was a very productive week and a big step toward completion.

Big construction update from Open Play โ€” and this one is exciting! ๐Ÿ™Œ

The team has been busy over the past couple of weeks, and the club is really starting to take shape.

Here are the biggest milestones:

- All framing is complete
- Walls are now being closed with sheetrock and plaster
- The 300-foot retaining wall is finished
- The swale is complete
- Conduit has been run for our future Main Street sign

Inside the building, the mezzanine framing is done, the mechanical room is built, and the future Pickleball and Padel Hall of Fame is taking shape. The electrical, plumbing, HVAC, and fire protection teams have been hard at work installing the systems that will bring the club to life.

Now comes the fun part: closing walls and watching the space begin to feel real.

One of my favorite moments recently came during a tour with a potential Founding Partner. As I explained the front desk, pro shop, and nutrition bar area, she said something that stopped me in my tracks:

โ€œThis is perfect. I often come early and wait for my partners. Now I can sit at the bar, get a protein shake, chat with other players and staff, and wait for my company.โ€

That simple comment made so much sense that we immediately adjusted the design to add seating at the nutrition bar. This is exactly why I love hearing ideas from the community โ€” sometimes one thoughtful suggestion makes the whole experience better.

Outside, after six weeks of work, the site crew finished the retaining wall and swale that will guide stormwater into the underground system and help protect our neighbors from flooding. A big and important step forward.

We also trenched and ran conduit for the future pylon sign by the road. Soon, finding 124 E Main Street should be much easier.

Next challenge: figuring out the safest and most cost-effective way to hang the large banners behind each pickleball court.

We still have work ahead, but the progress is real. At this point, we are looking toward an October opening โ€” fingers crossed.

The crew has made major progress both inside and outside the building, and we are officially approved to start closing walls and moving toward finishes.

Here are the highlights:

โœ…Retaining wall fully erected on the south side of the property
โœ…Drop-down ceiling installed
โœ…HVAC mini-split system installed in the mezzanine
โœ…Fire protection system completed
โœ…Building inspection passed

That last one is a big deal. Passing the building inspection means we now have approval to sheetrock the walls and keep pushing forward into the next phase.

The retaining wall was one of the toughest site work challenges so far. It sits close to the property line and inside the 100-foot wetlands buffer, which meant everything had to be handled carefully and correctly. Add in relocated sediment controls, a 300-foot farmerโ€™s wall, boulders, rocks, and plenty of construction โ€œsurprisesโ€ โ€” and this was no small task.

But my site team did a phenomenal job. They built it with the care and precision needed to make sure it stays strong for decades to come.

Inside, the drop-down ceiling turned out to be a major unlock. Once the ceiling grid went in, every trade could move:
โœ…HVAC installed the mezzanine mini-split cassette units
โœ…Fire Protection completed the sprinkler system
โœ…Electrical installed the light fixtures into the ceiling tiles

It was amazing to watch the whole mezzanine come alive so quickly once the ceiling was in place.

Most importantly, the Building Department inspection went flawlessly. That only happens when the right people are doing the work the right way โ€” with pride, integrity, and no shortcuts.

Iโ€™m deeply grateful to this team. There have been challenges, expected and unexpected, but we now have experts solving them the right way.
