We’re not here to fill space.

We’re here to build meaning.

At JENUFIT, growth has never meant adding more branches just because there’s room on the map. And it has never meant filling empty hours with open gym access or renting corners to freelance trainers.

That’s not expansion.
That’s dilution.

What we build is deliberate.

Every session, every coach, every square foot is designed with intention — to protect the experience, the culture, and the standards our members come here for.

We believe:

• A training space should add value to a place, not simply occupy it
• Consistency matters, but cookie-cutter models don’t
• Growth should enhance the ecosystem, not fragment it

That’s why:

We at JENUFIT believe in a Singapore where small local businesses can own their space, not just rent it.

It’s time to relook commercial property tax policy — fairer rates for owner-occupied businesses, progressive tiers for speculative holdings.

Currently all commercial properties are taxed at a flat rate of 10%.

We proposed the following for our policy makers to consider:

1) A concessionary rate of flat 4% for all commercial properties bought for own use by local businesses ⬇️ Revenue loss for Government but that will encourage more ownership and build a more sustainable business in the long run, long established brands need not be lost.

2) Impose a tiered progressive rate for all commercial properties bought solely for investments, just like what we are doing for our residential property market. ⬆️Revenue increase for the government to make up for the decrease in the earlier initiative. This will make speculators or deep pocket investors to think twice and use commercial properties as trophy assets or as profit flipping tools.

3) For landlords whom are willing to come onboard to a set of tenant friendlier terms such as fixed rental cap with reference to the inflationary index for example, can continue to enjoy the current flat rate of 10% 🟰 no impact on Government revenue but sends a strong message to local businesses that the Government has their back, yet still respecting market principles.

A much-needed reset.

Been buried in the chaos of moving house, relocating our gym, and keeping everything running.

Some days I felt more like a project manager than a coach, let alone an athlete.

But being around fellow Masters Athletes today — men and women who trained day after day, despite full-time jobs, families, and life’s curveballs — that lit something in me.

It wasn’t about competing.
It was about remembering why we started.
Why we move. Why we lift. Why we keep showing up.

This season of life has been full-on, but I’m walking back into training with a full heart and fresh perspective.

We don’t stop because we grow older.
We grow because we choose not to stop.

To every member who stuck by me, and to my spouse, Coach Jo who held the fort — thank you.

Some things are out of our control — so we concentrate on what matters.

Markets move. Tariffs shake up industries. Rates are uncertain.
We can’t control any of that.

But we can control how we respond.

We’ve seen what happens when business owners small or big don’t keep a close eye on their personal finances — some great businesses fail not because of the business itself, but because the back end wasn’t managed well.

We’ve learnt from those examples, and we’re doing things differently:
• Refinancing our residential and commercial loans diligently to lower our monthly commitments.
• Liquidate unnecessary assets to improve cashflows and stay fluid.
• Keeping our residence small, because we’d rather invest in the space where we serve others, where we spent most of our time anyway
• Skipping big-ticket luxury buys and focusing on what truly matters.

Because we know how important it is for you — our people — to have a steady space to train. That regular routine in a familiar place? It keeps us all grounded.

Just like in training, we don’t waste energy on what we can’t control. We show up. We stay focused. We build something better — that lasts.

Big things are happening at JENUFIT! As we relocate and reinvent one of our gym studios, we’re also evolving how we operate—starting with a stronger commitment to client privacy.

Moving forward, we will no longer share client photos or videos on social media. Your fitness journey is personal, and we want to keep it that way. Instead, we’ll focus on sharing gym updates, and everything you need to build something better that lasts.
