AYALA LAND REPORTS 1H 2026 RESULTS, SEES SIGNS OF STABILIZATION
Ayala Land, Inc. reported its first-half 2026 performance, pointing to signs of stabilization as the company builds on second-quarter improvements while maintaining a disciplined approach to growth.
โOur task now is to sustain the progress, rebuild this momentum, and translate Ayala Landโs strengths into improved performance and long-term value,โ said Meean Dy, President and CEO of Ayala Land, Inc.
Among the key developments:
โข Earnings improved in the second quarter, with net income reaching โฑ6.1 billion, up 13% from the previous quarter. First-half net income reached โฑ11.5 billion.
โข Leasing continues to provide momentum, with reinvention works at flagship malls Glorietta and Greenbelt completed, alongside continued developments in Nuvali and Arca South. Around 200,000 sqm of mall space is targeted to open in 2026โthe companyโs largest mall portfolio opening in a single yearโwith another 100,000 sqm planned for 2027. Mall performance is also benefiting from higher occupancy, foot traffic and merchant sales, while Ayala Landโs offices remain resilient, particularly in major business districts.
โข Hospitality continues to strengthen, with revenues growing 28% in the first half, supported by renovated properties and New World Makati Hotel. Mandarin Oriental Makati is also targeted to open in December 2026.
โข Residential conditions are improving, with close to 6,000 units turned over and inventory declining from 18 months in Q1 to 15 months. Ayala Land is gradually restarting launches, with around โฑ5 billion across three horizontal residential projects planned for the second half of 2026.
โข Capital discipline remains a priority, as the company manages spending and maintains balance sheet strength while continuing to invest in future growth.
โWe continue to prudently manage our yearly maturity levels, ensuring that debt maturities are at about 10% of total debt on the average,โ said Jose Eduardo A. Quimpo II, Ayala Land Chief Financial Officer and Treasurer.
Looking ahead, Dy said, โWe enter the second half with a stronger control of the business and confidence in the enduring advantages of the portfolio, our estates, and our people.โ
