🚨UPDATE: SWINTON PARK GOLF COURSE- WAIN ESTATES CONSULTATION

Following concerns I’ve raised on behalf of residents, I’ve heard back from Wain Estates about its consultation on the proposed 700+ home development at Swinton Park Golf Course.

There has been some progress, but the consultation survey is not fully working yet.
I’ve checked the survey myself. The “Other” box now appears, which is a positive change, but you can still only select one option where the survey is supposed to allow multiple selections.
Wain has told me that it is setting up a new survey and that this should be in place by the time the “formal consultation” starts next week.

👉 My advice is therefore to wait until next week, when the new survey is expected to be working properly, before completing it. This should ensure you are able to select all the options that apply to you and add further comments where appropriate.

🗣️ A public meeting or drop-in event.
I’ve asked Wain to hold a public exhibition, drop-in session or meeting where residents can speak directly to the developers, ask questions and hear the answers.
At the moment, Wain has not committed to doing this, but says it will keep the idea under review as consultation responses come in.
Given the level of local interest, I still believe residents should have that opportunity.

🏘️ Where would the 700+ homes actually go?
I’ve also raised concerns that many people are finding the plans difficult to understand.
Wain says the beige-coloured areas show the broad areas where development could take place, while the green areas show retained open space and proposed sports and recreation facilities.
Because this is an outline application, the precise layout, design and location of individual homes would be decided later if planning permission were granted.
However, I’ve asked whether clearer illustrative information can be provided so residents can more easily understand how such a large development could be spread across the site. Wain has said it does not currently intend to amend the consultation plan but I have challenged this again.

📬 Who is being “consulted”?
Wain has said that 2,500 leaflets will be delivered when the formal consultation begins.
I’ve asked for confirmation of exactly which streets are included, and how the consultation area was decided.
The delivery of leaflets is expected next week, commencing 24 August. Clearly, anyone can respond to the survey on Wain’s website (link in comments)

📧 What happens to questions sent to Wain by email?
I also asked about how residents' questions and comments will be dealt with.
Wain has confirmed that while they will monitor the consultation email inbox, they are not intending to respond personally to all comments received.
Instead, they say they will respond to the key themes raised through a “Statement of Community Involvement”, which will be submitted alongside the eventual planning application.
That makes it even more important that residents take part in the formal consultation and make their views clear.

I will continue to press for a consultation process that gives local people a genuine opportunity to understand the proposals, ask questions and make their views heard.

And, as I have already made clear, my own position has not changed….
I remain opposed to the loss of Swinton Park Golf Course as recreational land, and to this proposed large-scale housing development on the site.

Within the Planning Allocation for Salford, Salford City Council need to build 34,000 homes before 2043. There currently have the proposals for 43,000 homes without Swinton Park so are massively in front of the requirements (25% in front)

Today I’ve written to Wain Estates to ask that they hold a public meeting for residents as part of their consultation on the proposed redevelopment of the former Swinton Park Golf Club site.

Given the scale and significance of the proposals, including 700+ homes, I believe residents should have the opportunity to hear directly from Wain Estates, ask questions and express their views in person.

I’ve also raised concerns about the consultation questionnaire, including the limited options for people to explain their views, and about the way the development framework is presented.

In particular, I think it should be much clearer to residents where the proposed housing would actually be located across the former golf course. With 700+ homes proposed, people should not have to scrutinise a complicated plan to understand the scale and location of the development. The screenshot is from their website and it’s not clear where the 700+ houses they are proposing are going to be.

I’ve asked Wain Estates to clarify whether a public consultation event will be held and whether the consultation materials can be reviewed in light of these concerns.

I’ll continue to scrutinise the proposals and push for residents to have a proper opportunity to understand them and have their say.

Hi Everyone,

Yesterday Wain Estates put on Social Media a Consultation Plan for building 700 homes on the old 100 acres Swinton Park Golf Course. What they have proposed is a disgrace and they are conning everyone. They have refused walkers on that land during and after Covid and but now they want to reach out to the community for help in their building proposals. Don’t fall for it.

We have a lot of work too do starting now and we want the entire community surrounding Swinton Park and beyond to let Wain Estates know in no uncertain terms we will fight to the end. We need you to let the Council know your concerns and have a structured plan of action. To start with share and respond to this post to express what you think and let’s start the ball rolling now.

🚨Wain Estates consultation on Swinton Park Golf Course🚨

Wain Estates have JUST contacted local councillors to inform us of the launch of their public consultation on proposals for the former Swinton Park Golf Course!

They have informed us the plans are now available to view publicly, with consultation information being sent to around 2,500 households in the surrounding area “in due course”.

I have already made my position clear through my submission to Salford’s Local Plan consultation: I believe the golf course should be protected.

I will nevertheless look carefully at the detailed proposals and listen to residents’ views before forming any further view on what is being proposed.

If you live locally, I would encourage you to look at the plans and take part in the consultation. This is an important opportunity for residents to have their say about the future of the site.

I’ll share any further information I receive as the consultation progresses.
