Things Take Time

One hopes that the next project will be different, but in the end it always proves correct: It inevitably takes 3 times as long as originally estimated.

So here we are: The stamped plans are with the city of PA and hopefully being processed as we speak. We have the contractors lined up to go as soon as a permit is issued.

The new roof cover on the old warehouse is already on, so no more leaks! Replacing asphalt shingles with a seamless metal roofing should keep it leakproof for years to come.

In addition, now that it is FINALLY warm enough, the ceiling of the old warehouse, including all of the cellulose insulation, has been dropped to the ground and mostly cleaned up - thanks to an awesome crew of volunteers! Thanks to everyone who made it out!!

It's been a while - engineering is finalizing the mechanical and electrical plans in order to submit for a permit to the city.

In the meantime, some jobs can be done: This week, we are grinding the concrete in the North part for courts 3 and 4. This is required to remove the very slick top layer of the troweled concrete, otherwise the beautiful court paint won't adhere.
Not really a fun job, but needs to be done.

Demolition is now pretty much done. Now we wait - once engineering is complete and plans have been reviewed and approved by the city, we will go hard to build this awesome pickleball space!
Hopefully by middle of March we can start building.
Just like in a good dinking rally, patience will eventually pay off...

Almost done creating one big open space. Still a couple of old bathrooms, a furnace room, and who-knows-what room to dismantle, and a heavy late 1970's furnace, as well as a massive hot water heater, with likely efficiencies of barely 50% to remove.

Temporary lines for a temporary court. Great for taking a break from working at CrossCourt.
The floor is too smooth and still has expansion gaps, but once ready for opening in late spring, it will get a thorough grinding with 16 grid diamonds, filling of the cracks, and 5 coats of paint, with the last coat including specific sized sand.

Applying spray foam. Got a lot of work done over the last few days with some great help!

The lounge/bathroom/change room/office area has been a freezer before. It needs a new ceiling and R50 insulation, so today we removed the last of the old cellulose insulation and remnant of ceiling and pipes. Even though it was cold, we sweated pretty good under those hazmat suits and masks. We had it tested for asbestos and other hazardous substances before, and received an all clear.

On Friday, the contract was signed with the engineers, planning has now officially started. A lot of details have to be worked out. In the meantime, we need to get the gutters and downspouts fixed, and some grading done, so the water flows away from the building. The last big rain had water push into the building. But that will get fixed!
