Dear Owners, Managing Agents,

Further to our last email about the nature strip maintenance, our current gardener, who experienced a breakdown of his mower due to rocks and metal items found at the nature strips. Despite efforts to repair their equipment promptly, the delay in resolving the issue has prompted the committee to engage a new mowing company to address the situation promptly.

The new gardener is commencing nature strip mowing as of yesterday, but there are important considerations for all residents to be aware of:

No Parking on Nature Strips: The gardener will not commence the job if there are any cars parked at the nature strips. This is to ensure safe and efficient maintenance.

No Hard Rubbish or Metal Items: Residents are kindly requested not to place any hard rubbish or metal items on the nature strips. In the event such items are present, residents are responsible for maintaining the nature strips by themselves.

It is crucial to highlight that the nature strips are council property, and every resident has a responsibility to contribute to their maintenance. The gardener will capture images of any non-compliant areas and forward them to the compliance team. Subsequently, this information will be shared with the council, and residents may potentially face fines from the council, for which they will be held responsible.

We appreciate your cooperation and compliance with the guidelines outlined above. Your proactive adherence to these guidelines will be much appreciated.

Due to overwhelming enquiries from non-residents about clubhouse/gym/swimming pool/tennis court use, please be advised that the clubhouse and all its amenities are for exclusive use of Moorookyle Estate residents- both tenants and homeowners. Please refer to the Moorookyle boundaries highlighted in red.

Q: I am a tenant within the estate, can I use the amenities?
A: Yes. To obtain an access card, please direct your inquiry to your landlord (if private rent), your real estate agent (agent will arrange with landlord).

Q: I bought recently a property, how can I obtain an access card to the amenities?
A: If the access card was not included in the settlement process with the seller, please contact our body corporate manager. As of Jan 2024, our manager is Engine Property Group. Their details are posted and pinned on the Moorookyle pages.

Q: I am a landlord, can I keep my access card?
A: By virtue of leasing the property, landlords waive their right to use the amenities in favor of their tenants who live in the estate.

Q: How many access cards are issued per property?
A: Only one access card is issued per property. A landlord relinquishes his access card to the tenant.

Q: I (tenant/owner) lost my access card, how do i get a replacement?
A: Tenant or homeowner will need to arrange a replacement by contacting the current body corp manager listed on the FB page. A replacement fee will need to be paid. The same card will need to be turned over to the landlord or real estate agent at the end of the lease.

Q: Can I pass on my access card to a friend to use?
A: No. If caught, access card will be disabled and any property damages and repairs incurred thru the misuse of the card will be billed to the homeowner/tenant/landlord.
Access card holder will undergo induction and will pay for the induction overheads prior to account being enabled.

Q: I have received my access card but it is not working. How do I fix this?
A: Please contact the body corp manager as a formal induction may be needed prior to enabling the card.

At a meeting of the Owners Corporation Committee on August 10, 2022, a resolution was passed to collect quotations from subcontractors for all categories, such as gardening, security, cleaning, gym maintenance, pool maintenance, and so on, to see if there is any way to reduce costs. If it's necessary, the committee will stop the current contractors' work and appoint new company.

The committee is reviewing the SOW and collecting the quotes ( including current contractors) for those mentioned areas. If anyone is interested, please feel free to reach out to us and we will be able to provide the scope of work for your quote.

Regards,
The Moorookyle OC committee
