857 acres of pure Idaho backcountry is now on the market, and it is something special.

Whitehorse Ranch sits in Boise County, just 14 miles from Idaho City, and delivers the kind of landscape that is getting harder to find: towering pines, open meadows, rocky ridgelines, a year-round creek, and borders along Idaho Department of Lands for even more room to roam.

Elk and deer call this place home. So could you.

Whether you are dreaming of a private hunting lodge, a family retreat, or a one-of-a-kind legacy holding, Whitehorse Ranch checks every box.

Congratulations to the graduating classes of McCall-Donnelly High School and Cascade High School...the Class of 2026.

You grew up here. In the mountains, on the lake, in the kind of small town where everyone knows your name and shows up when it matters.

That is not nothing. That is everything.

Wherever you go from here, Valley County goes with you. Congratulations from all of us at DF Development.

May has been a telling month for Idaho's land market.

Here is what we are seeing on the ground in Central Idaho heading into summer:

🚚Buyer interest from out of state is not slowing. The people relocating from California, Washington, and the Pacific Northwest are not reacting to trends. They are following through on plans they made 2 to 3 years ago.
🌲Inventory in managed timberland corridors remains limited. What comes to market at a fair price does not stay long.
💲Financing awareness is growing. More buyers are asking about alternate options before they even see a property. That tells us the education is working.

If you are thinking about Idaho land in 2026, the second half of the year is not the time to watch from the sideline.

Traditional financing for raw land in Idaho is harder than most buyers expect. Owner-carry financing changes the equation. If a bank said no, the conversation is not over.

DF Development offers owner-carry financing on select parcels - reach out to our team today.

Raw land is exactly what it sounds like: land in its natural state, without structures, utilities, or development.

It is also one of the most misunderstood asset classes a buyer can pursue in 2026.

Here is why serious buyers are paying attention to Idaho right now:

🌲Limited supply. Central Idaho is not buildable everywhere. What is available is genuinely finite.
🌲Long-term appreciation. Land in managed corridors does not behave like residential real estate. It is a different timeline with a different kind of return.
🌲Privacy and legacy. The buyers we work with are not flippers. They are building something for the next generation or creating the retreat they have been planning for a decade.
🌲Low carrying costs. Compared to a second home or vacation property, raw land is remarkably simple to own.

If you have been curious about raw land but not sure where to start, let's talk.

➡️Inventory is up 18% year-over-year statewide.
➡️Valley County land is trading at nearly 3x the statewide average per acre.
➡️The multi-offer frenzy in North Idaho is over. Buyers have leverage again.
➡️Parcels with verified access, water rights, and active stewardship are still moving fast.

Realtors, this one is for you.

Raw land in Idaho is one of the most misunderstood asset categories your clients will ever ask about. The financing questions, the access issues, the zoning nuances, the stewardship expectations. It is a different conversation than residential, and most agents are not fully prepared for it.

We put together a resource specifically designed to help you talk to clients about Idaho bare land with confidence.
