Sometimes knowing what NOT to do is just as important...

YouTube is the #1 best place to grow in 2024 and beyond.

Compared to other real estate sales strategies, YouTube still offers opportunity and results without spending ANY MONEY or having to cold call.

I've been doing YouTube for 2 years now and every day I get calls, texts, emails and zoom invites from people moving to the area who are looking for a realtor to help them.

They all find me through YOUTUBE!

So of course I've also fu**ed up along the way, because I'm human. But I don't want you to make the same mistakes.

Here are 3 things that I did wrong or hurt me in my YouTube Journey that made me miss out on multiple 6 figures in income:

1. I didn't take it seriously: when I first started, I honestly didn't think it would work as well as it did. Because of that, I kept worrying about my lead flow and kept working other sources thinking it wouldn't pan out. If I focused fully on this idea be so much farther ahead

Focus fully on this and believe it will work.... bc it does!

2. I lost consistency: from day one and through the 1st yr I was super consistent. But then I became inconsistent as I started teaching other agents and honestly, getting busy with all the leads. This made my numbers dip and caused me to slow my channels growth.

Don't slow down. Stay consistent

3. I didn't have a solid follow up plan: I was getting so many leads that eventually I stopped remembering who I talked to and when. Because I didn't have the right automations set up, I wasn't able to follow up as quickly as I wanted to and ended up loosing business! 😅

Prospecting is dead...

Now before you get confused... yes you do need to consistently show up and have conversations in order to close deals

But the way our brokers taught us to find business are old and out dated!

Cold calling, emails, mailers, door knocking and open houses are exhausting! What's worse, they take too much time 🕑

And don't get me started on the thousands you have to spend on marketing and "lead flow" from some of these companies who promise big results but never come through

So what did I start doing?

YouTube!

I traded spending 15 hrs a week cold calling for 1 to 2 hrs a week recording a video.

I post that video to YouTube on the same day every week... and BAM! I have people calling me every single day who want to work with me

Thw best part is these leads aren't warm... they are hot 🔥 because I have already built rapport through my videos

This means when they call me they already know they want to work with me!

I went from barely scraping by to crushing over 500k my first year doing YouTube ... and I had a baby and took 5 months off 😉

And I'm on track to double that this year!

Instagram reels are not going to cut it....

Yes we all see the coaches "post just one 7 second video a day and make $1,000,000"

Let me tell you a secret... it isn't that simple!

What those coaches aren't telling you is that you also need to make lead funnels, post to your story daily, create hooks, go live, find keywords and more...

👏EVERY

👏SINGLE

👏DAY

Can it work? Sure!

But if you're on my page it's because you are hustling hard with no end in sight and need a way to generate leads without spending thousands or being a slave to lead generation 🤪

I may have f***** up a little....

Remember back in the day when you worked a 9 to 5 and got vacations where you had zero responsibility when you were out of the office?

Yea.... news flash: you're a realtor and that doesn't exist for you
... or does it?

I made a decision as I threw my swim suit in a bag and walked out the front door that the world could burn while I was away for the week with my family and I wouldn't care

I literally let my phone die every single day and didn't care if I found a charger

(Don't worry we used my hubby's phone to capture great pics)

I had a feeling I'd be stepping back into a business with no fresh pipeline, leads or appointments and like usual I'd have to Hustle even harder than before vacation to get back to production mode 😅😭

But something amazing happened while I was away... my YouTube channel kept working even though I wasn't!

I returned to:

👉 3 emails from "dead" leads ready to go

👉 2 referrals

👉 6 appointments scheduled (calendly rocks)

👉 2 past clients ready to go

All of this was made possible because I started making YouTube videos 1x a week and posting them

I use the power of rhw second largest search engine on the planet to prospect for me.... and it costs me NOTHING! All organic no ads!

So how did I F*** up?

Because now I want to go on a vacation once a month forever 😄... which is actually possible... bc of YouTube

Every realtor on earth has the same issue: LEAD FLOW

Yes some have less of a problem than others, but we all have this issue.

(For those younger than millennials, a phone book is what us old folks uses to find people's phone numbers lol)

Then I found YOUTUBE 🤯

When I tell you it changed life, I'm not kidding!

I went from my business just paying my expenses to thriving and growing.

I've now expanded my micro team and have quality, high price point leads flowing to me daily!

It's really that simple 👇

I had a baby, took 5 months off, and didn't work nights or weekends and still ended the year closing over $24,000,000 in commissions.

So how did I do all of this if I'm not prospecting?

YouTube!

You've probably heard rumors, maybe you've seen others who teach it and charge tens of thousands of dollars so you decided to find another way....

DON'T pass this by 🚫

YouTube is the single most powerful resource you have as a real estate agent to attract buyers and sellers to you and only getting their info when THEY want to move forward

I saved so many hours not chasing people down, not calling the wrong person, but instead working with people who WANT to work with me.

Here's the thing.... you don't need to be working 24x7

The old ways of "always pick up when the phone rings" os old and out dated. If someone truly will move on because you didn't pick up in the first second.... then thsy aren't as strong a client as you need

YouTube leads bring me a client a day and have a way higher conversion rate than any other lead source ever!!

When I first started YouTube I was awful at it! Don't believe me? Go check out my old channel Masters in Real Estate 🤢

I leave this channel up as a reminder of what not to do!

What I didn't understand is SEO.... Search Engine Optimization

Don't be scared of these words, they aren't bad they are just misunderstood. And when I was pregnant and needing a change in my business I went all in to figure out HOW to use them to my advantage.

Where I was messing up is not utilizing every area of my YouTube channel to fill it with keywords to drive my ideal clients to me!

So here is what you do:

1. Go to your channel and activate Tube Buddy
2. Go to the keyword box
3.Start typing in words and short phrases of sentences and see what the score is
4. Try a variety of phrases and pick the one with the highest % and highest "search score
5. Put these keywords into your page description and all videos
Bonus: add these and a description that is SEO rich to your Playlist descriptions too!

By doing this you're telling the search engine what your channel is about and you are helping your ideal client find you!

Here's the deal, the loudest marketer wins. Even if it's a dumb video of you breathing (shout out ) the hard truth of it is the more someone sees you the more likely thwy are to use you as their real estate agent!

The reason I don't prospect or do any old methods for real estate is because I don't have to!

I do YOUTUBE.... and it's the best source of leads I've ever had!

The best part.... I only spend 1 hr a week getting them to find me

YouTube is the best place for real estate agents not only to create a brand but to get clients finding you and calling you

I'd basically do everything differently...

Getting into real estate I had literally no idea what I was doing!

I got the books, I took the classes and I jumped in

But times have changed and yet brokers and books are still teaching you the old methods of cold calling, door knocking and open houses.

Don't get me wrong these methods work, but they are also exhausting

If I did it all again, this is exactly what I would do!

1. Start a YouTube Channel

This will allow me to get my voice out there and start getting leads quickly. Even with an editor, I would spend just as much as cold calling BUT I would spend a fraction of the time. And it will sell for me for years to come even when I'm not working

2. Learn Social Media Strategies

Just being on social media is not enough. The agents you see crushing it in sales on social didn't wake up one day and crush it, they thoroughly understand how the game works.... and they work it every single day! 👏 this brings NAME awareness and they begin to know what it is you do!

3. Hire a Coach

Not just any coach, one with expertise in real estate, being a mom, scaling a business without adding more time to my plate, YouTube and Social Media. Not all coaches are created equal and not all courses are going to help you.... choose wisely 🤔

One final thing I would do.... track my number and track my goals! You can't get anywhere without your goals so make them visible every single day!

Now before you say "well if it doesn't work then why are you on IG" .... I'm on IG ONLY to reach realtors...
... and it's hard as hell!

At this point after working YouTube for 2 years and working IG, I can say hands down for me as a mom and owner of multiple six figure businesses, that IG is not only harder but it also takes WAY more time.

So here is how YouTube for real estate leads not only takes less time, but also works way better than Instagram for real estate agents

1. YouTube only requires 1 video post per week! Yup unlike IG where you need to post a reel a day with trending audio and catchy hooks and copy AND post 3-5x in stories 👏EVERY 👏SINGLE 👏DAY.... YouTube requires just one video a WEEK

2. YouTube only takes me about 1 hr to prep and film and post weekly.
Don't be fooled on your "short 7 second video" on IG because you have to plan it, shoot it, pick key words, have a hook, edit... and every day it probably takes 30 min JUST to shoot and post.
That's 3.5 hrs a week MINIMUM! PLUS stories all day long 🤯

3. YouTube is a search engine, so it finds the ideal people for you using keywords suggested to you by TubeBuddy. IG changes the algorithm constantly, makes you find trending audio, trick the system by interacting with ideal clients for 15 min b4 and after the post. The act of posting alone takes over 30 min! That's another 3.5 hrs a week 🙃

4. LASTLY.... YouTube is EVERGREEN meaning everything you make will sell for you for years to come. Videos I made a yr ago still sell for me! IG... those reels you slaved over... they have an impact for 48 hrs. That's it! So the 7 hrs a week you spent just on reels.... it is only good for 48 hrs. My 1 hr a week will sell for me for YEARS!
