📉 Your investor client is probably still using the "10% of AV" yield shortcut. That number is broken.
Non-owner-occupied residential property tax has been on 4 progressive bands since 1 Jan 2024: 12%, 20%, 28%, 36%.
A 2BR OCR condo with AV $50,000 now pays $8,000 a year. The old shortcut said $5,000. That's $3,000 off the yield, or $250 a month.
The conversation isn't "sell". It's: "Let's rerun your numbers. Property tax has stepped up since 2022. Want to see where you stand now?"
